Zoning By-law Amendment (ZBA-1-2021) – 2730 County Road 42 9 Recommendation: Approve Zoning By-law Amendment Application ZBA-1-2021 (By-law 74- 2021, Lakeshore By-law 2-2012, as amended), to rezone 2730 County Road 42 (St. Joachim) as shown on the Appendix A – Key Map, from “Hamlet Commercial Exception 9 (HC-9)” to a new site-specific “Hamlet Commercial Exception 9 (HC-9)”, which shall exempt this property from section 6.59(c) of the Lakeshore Zoning By-law 2-2012, which regulates transport trailers being used for storage as described in the report at the September 14, 2021 Council meeting; Approve Site Plan Control Application SPC-3-2021 to add 5 additional parking spaces for transport trailers, located at 2730 County Road 42, subject to the following condition: that the Owner/Developer enter into a Site Plan Amending Agreement with Lakeshore to provide for the installation, construction, and maintenance of driveways, parking areas, lighting, landscaping, grading, drainage, and any necessary service connections, easements and other items; and a. The Mayor and Clerk be authorized by By-law 75-2021 to execute the Site Plan Agreement.
Removal of Gross Floor Area Requirement in the Mixed Use Zone 17 Recommendation: Approve Zoning By-law Amendment Application ZBA-25-2021 (By-law 73-2021, Lakeshore By-law 2-2012, as amended), to remove the Maximum Gross Floor Area requirement of 3,000 square metres in the Mixed Use zone under Section 8.6 of Zoning By-law 2-2012.
